Newer Homes at Mueller

Mueller is a 711 acre planned development on the site of the old Robert Mueller Municipal Airport, which closed in 1999. Detached houses share the neighborhood with row houses, garden courts, condos and apartment buildings, and many homes have a garage apartment out back with its own small system.

Heat pumps and electric air handlers are the norm here, often with variable speed blowers and communicating thermostats. The systems are newer than in much of central Austin, though newer systems still break down, and their electronics add parts such as inverter boards and motor modules that older equipment never had.

Close-packed homes also mean shared walls and stacked condos, where a drain clog in one air handler closet can leak into the unit below. Condensate pumps, which lift water to a drain when gravity cannot do the job, are common in these layouts and fail more often than a plain gravity line, often with a buzzing sound or a tripped safety switch. On heat pumps, the reversing valve and defrost controls carry the winter load, and a stuck valve leaves the house cooling when it should be heating.

Typical Repairs in Mueller

Heat pump defrost boards and sensors
Backup heat strips that run too often
Air handlers in small closets with tight filter and drain access
Condensate lines and pumps in stacked units
Variable speed blower motors and their modules
Outdoor units grouped close together in narrow side yards

With units packed close together on small lots, hot air from one condenser can blow onto the next, which raises the operating temperature of both. Capacitors and fan motors on those units run hotter than they would with more open space around them.

The Old Airport Site and Mueller Lake Park

The old control tower still stands near Mueller Lake Park, and the Dell Children's Medical Center campus sits on the northwest edge of the development along I-35. Mueller borders Windsor Park to the north across 51st Street. Meritt HVAC Repair covers all of Mueller, along with the blocks around it toward Windsor Park and Cherrywood.
