Old West Austin takes in three neighborhoods: Old Enfield, Pemberton Heights and Bryker Woods. They were developed between 1886 and 1953 and run from MoPac east to Lamar Boulevard and from 13th Street north to 35th Street. They were the first automobile suburbs in Austin, and the area was added to the National Register of Historic Places in 2003.
Most homes here are detached houses on tree-lined streets, and many heat with gas furnaces. The original houses were not built with central air, so most systems here are retrofits.
An older attic with thin insulation gets far hotter than the rooms below it. Ducts and air handlers in those attics lose cooling before the air ever reaches the rooms, and a coil that sweats into an old metal drain pan can rust it through. Gas furnaces here sit idle most of the year as well, and the first cold night of the season often turns up a dirty flame sensor or a cracked igniter.
Repairs Common in Old West Austin
- Gas furnaces in attics and closets with failed igniters, flame sensors and inducer motors
- Undersized return air that freezes the AC coil
- Old flex duct and metal duct with failed joints
- Air handlers in tight attic platforms with overflowing drain pans
- Outdoor units under heavy tree cover clogged with leaves
- Thermostat wiring added decades after the house was built
Retrofit duct systems are the thread that runs through most calls here. Ducts squeezed into an early attic often have sharp bends and long runs, which cut airflow and make both the furnace and the AC work harder. Return grilles cut into hallway ceilings or closet doors are often too small for the equipment that was added later, and a whistle at the filter grille is a common sign.
